Most garden rooms do not require planning permission as long as they fall under Permitted Development (PD) rights. To qualify, the structure must be single-story, built behind the principal elevation (your front garden), take up less than 50% of your total garden land, and not be used as independent living or sleeping accommodation

Square Metres
In the UK, a garden room can typically cover up to 30 square meters in internal floor area without planning permission, provided it meets strict "Permitted Development" size, height, and location rules

Footprint
Combined with any other outbuildings or extensions, it must not cover more than 50% of the land around the "original house"

Designated Land
Stricter rules apply if you live in a National Park, Conservation Area, Area of Outstanding Natural Beauty, or a Listed Building

Height
Maximum overall height of 4 meters for a pitched roof or 3 meters for a flat roof. If the garden room is within 2 meters of your property boundary, the maximum height is strictly limited to 2.5 meters

Location
It must be built behind the principal elevation (it cannot be at the front or side of the house) and contain no verandas or balconies

Building Regulations
While you may not need planning permission, you still need to follow building regulations if the internal floor area exceeds 15 square meters, or if the room is within 1 meter of a boundary and built of combustible materials
