Modern Garden Rooms

Based on a square or rectangular design, the Modern Garden Room range features a recessed corner porch. It also includes a set of bi-fold door in aluminium and a casement opening window included within the price.

Timber Cladding

Standard cladding is horizontal shiplap which is tanalised. Upgrades to vertical T&G, feather edge and Cedar are available. Average life of the timber clad building is 30+ years, subject to painting the outside with a wood treatment every 3-5 years (depending on weathering).

Composite Cladding

Composite cladding is available in a choice of four colours, each with a woodgrain finish. The cladding will be vertical on the walls and horizontal on the roofing.

Average life of the composite cladding is 30 years, and requires little or no maintenance.

Black Metal Panels

Floor

All floors are 100mm thick and feature a 15mm plywood floor onto 75mm tanalised floor frames. Internally insulated with 75mm Celotex and finished with a choice of laminate flooring.

Walls

70mm timber framing creates the cavity that features Celotex insulation and the hidden wiring. Internally lined with T&G grooved plywood, and skirting. Externally lined with cladding of your choice, with a vapour barrier between the cladding and the framing.

Roof

Heavy duty roof cassettes are constructed out of 5" x 2" framing, and include 50mm Celotex insulation and a required air gap within the cavity. OSB3 Boarding above the framing finishes the external construction before underfelt is added. Finally the roof is finished with plastisol coated steel sheets and aluminium trims. Internally, the ceilings are lined with plywood which feature joining strips, unless you wish to upgrade to the matt white PVC lined ceiling panels.

Electrics

First fix wiring included

All buildings feature ring main wiring in the cavity and include 3 x double sockets as standard. Additional sockets can be added if required. 
Ceiling spotlights (or LED panels) are included, along with lights in the overhang.
